
Glenrosa Townhomes
Our longtime client, a real estate developer with properties in Chicago and Phoenix, engaged us to design a residential project in Phoenix. The site, partially occupied by a single-story apartment building, became eligible for increased density under new zoning ordinance. This allowed for additional residential unites to maximize the property’s potential while addressing local housing needs.
The design includes four three-story townhomes. Each unit has over 2,000 square feet of interior space plus nearly 800 square feet of outdoor rooftop area. Each unit consists of a dining area and kitchen in the front with a large living space in the back split by a half bath and utilities on the ground floor. The second floor contains two bedrooms, each with their own bathrooms, as well as a laundry area. The third floor features a rooftop deck offering views of Camelback Mountain and a kitchenette with collapsible door enclosure.
The facade combines wood trim and metal cladding for a contemporary appearance. A wood slat wall extends from the entry canopy to the rooftop deck railing, creating a unified design element. Additional details, such as planter bed railings and a metal frame around the windows, provide depth and articulation to the building’s exterior.

The project was designed to maximize the number of allowed units on the site, the quality and size of units the client required, and create a view of the landscape. This project is ongoing with construction expected to start in 2025.
