Cicero Two Flat

Our client, an upstart developer, was looking to develop an existing vacant lot in Cicero with a new construction two flat. Each unit consists of three bedrooms, one bath, in-unit laundry and just over 1,000 square feet. The brick veneer façade was a requirement of the villages and the design was inspired by similar post war masonry designs except done with a modern dark brick.

We assisted the owner in obtaining several zoning variances. The village had recently changed their zoning code, which created a substantial amount of confusion about what we’d be allowed to build. The is required several meetings with the zoning department and multiple zoning board of appeals hearings before we obtained the required variances.

Our client, a new developer, sought to transform a vacant lot in Cicero into a two-flat residential building. Each unit features three bedrooms, one bathroom, in-unit laundry, and just over 1,000 square feet. The design, mandated to include a brick veneer façade by the village, draws inspiration from post-war masonry architecture, updated with a modern dark brick for a contemporary look.

We worked closely with the owner to navigate the village’s recently revised zoning code, which initially led to confusion about the project’s feasibility. Securing the necessary variances required multiple meetings with the zoning department and several zoning board of appeals hearings, ultimately enabling the project to move forward.
